In a milestone achievement, Godrej Properties announced that it has sold over 2,000 homes, generating Rs 3,150 crore in its latest project, Godrej Woodscapes, located in Whitefield-Budigere Cross, Bengaluru.&nbsp;
<h3>Godrej flats sold</h3>
This is the second time in just three month, Godrej Properties has announced sales that reached Rs 3,000 crore. The success of Godrej Woodscapes has driven the company to over 500% quarter-on-quarter growth in sales in Bengaluru.
Godrej Woodscapes is also the second project in Q1 FY25 to achieve sales exceeding Rs 2,000 crore.&nbsp;
Godrej Properties is planning to launch several properties in FY25, with many new projects in Bengaluru and a strategic entry into the Hyderabad market to further strengthen its presence in South India.

Leading real estate developer Godrej Properties, has reported robust sales figures for its new residential project, Godrej Jardinia, in Noida. The company announced in a regulatory filing on Thursday that it has sold approximately 650 flats worth over Rs 2,000 crore since the project&rsquo;s launch this month.
<h3>Godrej Jardinia</h3>
The successful launch of Godrej Jardinia, located in Sector 146, marks the company&rsquo;s most lucrative launch in Noida to date. Gaurav Pandey, Managing Director and CEO of Godrej Properties, emphasized the strategic importance of the Noida market for the company, stating, "Noida is an extremely important market for Godrej Properties, and we will look to further strengthen our presence in the city in the years ahead."
Godrej Properties, known for its significant presence in key Indian cities including the Mumbai Metropolitan Region (MMR), Delhi-NCR, Pune, and Bengaluru, has recently expanded into the Hyderabad market as well. The company has been experiencing a period of remarkable growth, achieving its highest-ever annual sales in the 2023-24 fiscal year. Sales bookings surged by 84% to a record Rs 22,527 crore, compared to Rs 12,232 crore in the previous fiscal year. This performance represents the highest sales reported by any listed real estate entity for FY24.
Looking ahead, Godrej Properties has ambitious plans for the current fiscal year, setting a target of Rs 27,000 crore in sales bookings for 2024-25. To achieve this, the company plans to launch 21.9 million square feet of new projects, with an estimated sales value of Rs 30,000 crore.

Godrej family has decided to split the 127 year old business into two branches. As per a regulatory filing, Adi and brother Nadir will keep the listed entities while cousins Jamshyd and Smita get control of unlisted companies and the land bank.&nbsp;
The agreement submitted to the stock exchanges addresses issues of Royalty, Brand Usage and Land Bank development.
"To preserve mutual respect, goodwill, amity and harmony and to manage diverse expectations and varied strategic directions desired by each Family Branch, the Family Branches have agreed upon a settlement arrangement amongst the Family Branches," the Family Settlement Agreement (FSA) said
<h3>Godrej split</h3>
Before the effective date of the FSA and the approval of Competition Commission of India, the shareholding interests and directorships between various entities will have to be realigned. For the realignment, Adi and brother Nadir's Family will make an open offer to the shareholders of Astec Lifesciences.
Till then businesses will be carried out by existing Family Groups smoothly till the effective date. The conglomerate further mentioned that the Godrej trademark is equally owned and shared by both Family Groups.
<h3>Godrej conglomerate lead</h3>
Godrej Enterprises Group -- comprising Godrej &amp; Boyce and its affiliates that have a presence across multiple industries spanning aerospace and aviation to defence, furniture and IT software -- will be controlled by Jamshyd Godrej as chairperson and managing director. His sister Smita's daughter Nyrika Holkar, 42, will be the executive director.
Their families will control this arm that also will hold the land bank, including 3,400 acres of prime land in Mumbai.
Godrej Industries Group -- which includes the listed companies - Godrej Industries, Godrej Consumer Products, Godrej Properties, Godrej Agrovet and Astec Lifesciences -- will have Nadir Godrej as chairperson and will be controlled by Adi, Nadir and their immediate families.
Pirojsha Godrej, 42, son of Adi, will be the executive vice chairperson of GIG and will succeed Nadir as the chairperson in August 2026, the statement said.
<h3>Godrej Conglomerate inheritance</h3>
Lawyer-turned-serial entrepreneur Ardeshir Godrej and his brother in 1897 succeeded at locksmithing after failed ventures into hand-fashioned medical devices.
Ardeshir did not have any children, and so the group was inherited by his younger brother Pirojsha. Pirojsha had four children - Sohrab, Dosa, Burjor and Naval.
Over the years, the helm of the group came to the children of Burjor (Adi and Nadir) and Naval (Jamshyd and Smita) as Sohrab had no children while Dosa had one child Rishad, who had no children.
To enable the split, the two sides quit the boards of companies in rival camps. So, Adi and Nadir Godrej resigned from the Godrej &amp; Boyce Board, while Jamshyd Godrej left his seat on the boards of GCPL and Godrej Properties.
The realignment will be &nbsp;implemented after the relevant regulatory approvals have been obtained.

The real estate giant successfully sold over 1,050 homes, valued at&nbsp; Rs 3,000 crore, in just three days within their Godrej Zenith project, located in Sector 89. This milestone marks Godrej Properties' most successful launch ever, both in terms of sales volume and total value.
This achievement isn't an isolated incident. This marks the second time in Gurugram, and the fourth instance pan-India, that Godrej Properties has surpassed the Rs 2,000 crore sales mark during a launch phase in FY24. Previous high-performing projects include Godrej Reserve in Kandivali, Mumbai at Rs 2,690 crore, Godrej Aristocrat in Gurugram at Rs 2,875 crore, and Godrej Tropical Isle in Noida at Rs 2,000 crore).

Godrej acquires Raymond: The Directorate General of Goods and Services Tax Intelligence (DGGI) is investigating a recent transaction in which Raymond sold its consumer goods business to a unit within the Godrej Group, according to a report by the Economic Times.
The ET report revealed that the GST authorities have issued a notice to Raymond Consumer Care Ltd (RCCL), requesting an explanation as to why Goods and Services Tax (GST) should not be applied to the transaction value.
<h3>About the Godrej-Raymond deal</h3>
The acquisition of the fast-moving consumer goods (FMCG) business, which includes popular brands such as Park Avenue, KS, KamaSutra, and Premium, was executed through a slump sale by Godrej Consumer Products Ltd (GCPL) in April 2023, for a reported sum of ₹2,825 crore.&nbsp;
It has also come to light that the DGGI has similarly sought clarification from GCPL regarding this matter. Report further noted that the DGGI's Mumbai unit conducted an inspection at locations associated with Raymond as part of its investigative process. Section 67 of the Central Goods and Services Tax (CGST) empowers tax officials to carry out inspections if there is reason to believe that an individual or entity has concealed information to evade tax.

In just a matter of months, Godrej Properties in its newly launched housing project has sold 670 apartments worth over Rs 2,000 crore. The housing project is located in Sector 146, Noida.
As per Godrej Properties, the launch of Godrej Tropical Isle has been the most successful project in terms of sales volume and value. The company won the land through e-auction conducted by the Noida Authority in November last year and started the construction project in August.&nbsp;

Meanwhile, MD and CEO of Godrej Properties Gaurav Pandey has said that Noida is an extremely important market for Godrej Properties and that the company will look further to strengthen the company&rsquo;s presence in the area in the coming years.
Sector 146 in Noida located closely to social and commercial centres such as the Noida Special Economic Zone (SEZ), entertainment hubs and Film City. The sector is also well-connected to different parts of Delhi, making it a prefered residential space.&nbsp;
In September, Godrej Properties had bought a 15 acres of land in Sector 103 of Gurugram, Haryana, for Rs 403 crore from Microtek Infratech. Prior to this, the company had acquired a nine-acre land parcel in Gurugram for a premium residential project. The real estate company is currently developing luxury homes at Golf Course Road in Gurugram with a revenue potential of Rs 3,100 crore.&nbsp;
