<p>The Delhi Development Authority (DDA) on Wednesday carried out a demolition drive at Khajoori Khas in the northeast part of the city. The house of a rat-hole miner, who rescued Silkyara tunnel workers in Uttarakhand in 2023, was among those razed.&nbsp;</p>
<p>According to reports, miner Wakeel Hassan was detained by the police during the demolitions. Hassan alleged that the DDA did not issue a notice to him before bulldozing his house.&nbsp;</p>
<p>"My house was the only thing that I had asked for as a reward, but the DDA demolished my house without any notice," he said.</p>
<p>Hassan said he plans to stage a hunger strike, along with his family, on the debris of his house until justice is served.&nbsp;</p>
<p>Last year, on November 15, Hassan and his team of rat miners were called to Uttarkashi to rescue the 41 workers trapped in the Silkayara tunnel. Hassan's team dug through the last stretch of debris, leading to the successful evacuation of workers.&nbsp;</p>

<p>The Delhi Development Authority has begun the registration process for the e-auction of its luxury apartments which will end on February 28. The third phase of the e-auction will start from March 5. The DDA luxury houses include penthouses in Dwarka sector 19B.</p>
<h3><strong>Registration Process</strong></h3>
<p>The participants will have to first register on the e-auction portal, eservices.dda.org.in, and pay Rs 2,500, which is non-adjustable and non-refundable, separately against each flat they wish to bid.</p>
<p>For registration, applicants will have to deposit a certain booking amount or EMD. The booking amount is Rs 15 lakh for HIG and Rs 25 lakh for penthouses, while it is Rs 10 lakh for MIG flats</p>
<h3><strong>DDA e-auction</strong></h3>
<p>The first round of e-auction for 296 apartments was carried out on January 5 in which 274 apartments were booked while the second round of e-auction for 707 apartments was conducted on February 5.</p>

<p>The DDA is offering the flats as part of its Festival Special Housing Scheme 2023, where 32,000 flats have been put on sale under different categories including penthouses, Super HIG (higher income group), HIG, MIG (mid-income group), LIG (lower income group), and EWS (economic weaker section).</p>
<p>While Penthouses, Super HIG flats, and HIG flats along with MIG apartments are being offered though e-auction in different phases, the LIG and EWS flats are being allotted on a 'first come first serve' basis.</p>
<p>Here are the details of e-auction of luxury and mid-segment flats</p>
<h3><strong>DDA's Luxury flats</strong></h3>
<p>The DDA is offering three types of flats including penthouses, HIG flats and MIG flats on offer in the e-auction. Out of the 257 flats the Authority is offering as many as 123 HIG 3BHK flats and 132 2BHK MIG flats along with two luxury duplex penthouses. The DDA has constructed only 14 penthouses, out of which only two are left.</p>
<p>The reserve prices for a penthouse is kept at Rs 5 crore while for HIG apartments it is Rs 2.05 crore. The reserved price for MIG 2BHKs units is kept at Rs 1.2 crore.</p>
<h3><strong>Construction cost</strong></h3>
<p>The housing complex with 11 towers is constructed at an estimated cost of Rs 700 crore. The penthouses will also have terrace gardens, and the luxury housing complex in Sector 19B will have larger-than-usual green spaces. The 2BHK MIG flats are located in Dwarka sector 14.</p>

<p>The Delhi Development Authority is offering its Middle Income Group (MIG) flats in Narela&rsquo;s Sector A1 to A4 at a discounted rate.&nbsp;</p>
<h3><strong>Discounted Rate</strong></h3>
<p>As per the discounted rate, general public can avail a 15% discount, while employees of central government, state government, and government autonomous bodies will be offered a 25% discount on these flats.</p>
<p>The DDA has also announced that it will allow non-governmental legal entities to purchase its properties in bulk. By this, any private entity with a registered office in Delhi-NCR can purchase flats in bulk. These flats can be&nbsp;used as residential staff quarters or hostels.</p>
<p>&ldquo;Sector A1-A4 is well connected with its proximity to the GT Karnal Road, Urban Extension Road-II and the proposed Metro line. This incentive scheme will enable the middle class as well as government employees to fulfill their dreams of owning a decent-sized flat in Delhi,&rdquo; DDA officials said.</p>

<p>In a statement, DDA further mentioned that this policy will enable the growth and development of private, industrial, educational and other sectors in upcoming areas like Narela.&nbsp;</p>
<p>Similarly, 246 Lower Income Group flats in Ramgarh colony will be offered at a 15% lower price &mdash; ranging between Rs 14 lakh and Rs 15 lakh &ndash; under the First Come First Serve (FCFS) programme of the Diwali Special Housing Scheme 2023.</p>

The scheme is set to offer over 30,000 apartments across various categories, including penthouses, super high-income group (SHIG) flats, as well as more affordable options in areas like Dwarka, Narela, Vasant Kunj, and others.</p>
<p>This housing scheme is likely to be introduced on a "first come, first served" basis, as per sources familiar with the matter.</p>
<h3><strong>Locations</strong></h3>
<p>The apartments offered under the scheme will be situated in various areas, including Narela, Dwarka (sectors 19B and 14), Vasant Kunj, Rohini, and Lok Nayak Puram. Additional locations may be considered at the formal launch.</p>
<h3><strong>Categories of Flats</strong></h3>
<p>The housing scheme is anticipated to encompass flats of all categories, spanning premium apartments to those designed for the economically weaker section (EWS). Categories will include SHIG, HIG, MIG, LIG, and EWS.</p>
<h3><strong>Number of Flats</strong></h3>
<p>The DDA is expected to offer approximately 32,000 flats across different categories, though the exact number of flats available for sale may vary at the time of the launch.</p>
<p>As part of the scheme, about 14 luxury penthouses are anticipated in Dwarka (sector 19B), along with around 170 luxury SHIG apartments. In Narela, over 5,000 EWS flats are likely to be offered, while around 2,000 MIG flats and 1,600 HIG apartments will be included. Lok Nayak Puram is set to provide about 600 MIG flats and 200 EWS flats.</p>
<p>In sector 19B, Dwarka, there will be more than 700 EWS flats and 900 MIG flats, with additional flats in Narela and Rohini areas under preparation for potential inclusion.</p>
<h3><strong>Prices</strong></h3>
<p>Sources suggest that SHIG flat prices may start at Rs 3 crore, HIG apartments at about Rs 2.50 crore, MIG flats in the range of Rs 1-1.3 crore, EWS flats between Rs 11 to 14 lakh, and LIG flats priced from Rs 15 to 30 lakh. The final prices may be subject to change at the time of the scheme's launch.</p>
<h3><strong>Application Process</strong></h3>
<p>Interested buyers, after the scheme's launch, will be required to visit the official DDA website at dda.gov.in/eservices.dda.org.in and log in using their PAN and other details.
